What is an Assessment Appeal hearing? - back to top
If you are not satisfied with your assessment as determined by the County Assessor, an appeal may be filed with the county Assessment Appeals Board. A hearing is scheduled to further analyze the market value and assessment of your property. ProperTax specializes in appeal hearing representation.

You simply authorize us to represent you - we do the rest. We notify you when your application has been submitted and when the appeal hearing date is scheduled - which you are NOT required to attend. We then send/email your reduced assessment and savings.
What is your fee? - back to top
When we successfully lower your property taxes, our fee is a portion of the first year's savings only. If we fail to reduce your property taxes, you owe us nothing.
Should I continue to pay my current property taxes? - back to top
Yes. Even though your future payments may be lowered, you must continue to pay your property taxes to avoid penalties and liens.
Is there a deadline to apply for a property tax reassessment? - back to top
Yes. Each county's Assessment Appeals Board has a deadline to file an appeal.
What is Proposition 8? - back to top
Proposition 8 was passed by California voters in 1979 and allows the Assessor to lower a property's assessed value due to a decline in market value. Enrolled for following tax years is the lesser of the market value or the factored Base-Year Value (Proposition 13).
After a Prop 8 reduction, can my assessed value be raised? - back to top
Yes. Proposition 8 provides that your assessed value does not exceed the current market value of the property. Once a value is reduced under Proposition 8 it can be increased according to the market value, but only as high as the factored base year value.
What is Proposition 13? - back to top
Passed in 1978, Proposition 13 established the base-year value concept for property tax assessments. A new base-year value is established whenever a property is purchased, newly constructed, or changes ownership. The base-year value is increased (factored) a maximum of 2 percent per year.
